Captive Insurance for Short-Term Rental Operators: Vacation Rental Insurance Economics
Short-term rental operators run vacation rentals, corporate housing and furnished apartments. Their insurance sits in an awkward middle: too commercial for a homeowners policy, too residential for a hotel form. As portfolios grow, vacation rental insurance becomes a real line item, and the question of who benefits from that premium becomes worth asking.
Why short-term rentals are hard to insure
Homeowners and landlord policies
Standard homeowners and many landlord policies limit or exclude business activity, and renting by the night is business activity. Read your policy, or ask your agent in writing, whether short-term guests are covered.
Hotel forms
Commercial hospitality policies are built for hotels and motels. Many of their requirements don’t fit scattered residential units.
Platform coverage has limits
Airbnb’s AirCover for Hosts includes host liability insurance of up to $1 million per stay for guest or third-party injury and property damage during an Airbnb-booked stay. It has exclusions, and it applies only to bookings on that platform. Direct bookings and other channels need their own coverage. Many operators use specialty short-term rental policies to fill the gaps.
What drives the cost
Guest turnover. Every stay is a new set of people unfamiliar with the property.
Amenities. Pools, hot tubs, docks and stairs raise liability exposure.
Location. Many vacation markets are coastal or wildfire-exposed, which drives property pricing.
Local rules. Permits, occupancy limits and association rules can affect what a policy requires.
Where a captive fits
A captive is an insurance company owned by the people it insures. Premium goes into it, claims are paid from it, and what isn’t spent on claims comes back to the owners. For an operator with consistent standards across many units, your own results matter more than the market’s average for every short-term rental.
What makes your results better:
Guest screening and house rules that are written down and enforced
Inspections between stays with photos and checklists
Maintenance logs for pools, decks, stairs and smoke detectors
Clear incident reports when anything goes wrong
Join an existing structure
Short-term rental operators often work across many cities and states. Building a captive from scratch in that environment is a big lift. Joining an established program with regulatory infrastructure already in place is simpler. Our guide to cell structures explains how owners share one insurance company while keeping their results separate.
Insur3Tech’s captive is built for every portfolio size and asset type. There is no minimum premium and no unit minimum; portfolios as small as 4 doors can join. There are no holdout periods. The entire program is reinsured, so you carry no downside risk.
If you run long-term rentals too, see how a security deposit alternative can sit in the same structure.
