Captive Insurance for Single-Family Rental Portfolios
Single-family rentals are a big part of American housing. There were about 15.2 million single-family rental units in 2024, out of 47.4 million rental units in total, according to Harvard’s Joint Center for Housing Studies. Most of those homes are insured one at a time. That is changing, and it opens the door to captive insurance for single-family rental portfolios.
How SFR insurance differs from apartment insurance
One policy per home, or one for the portfolio
Many single-family rentals are insured with an individual landlord (dwelling) policy for each home. As portfolios grow, owners often move to a portfolio or blanket program that covers every home under one commercial policy. Either way, you are paying premium on every door.
Homes spread across the map
A portfolio may cover many zip codes, counties or states. That spreads out weather risk, since one storm rarely hits every home. It also makes tracking premium, claims and coverage by address more work.
More separation between residents
Detached homes don’t share walls, floors or plumbing. A leak in one home doesn’t flood the one below. That separation can make resident-caused claims less likely to spread.
Where a captive fits
In a captive, the premium you pay goes into an insurance company you co-own. What isn’t spent on claims comes back to you.
Resident layer
If you require renters to carry liability coverage, that premium flows through either a third-party program or one you own. See what resident liability insurance is. Our programs have consistently averaged 75% to 93% resident enrollment over time.
Owner layer
The property and liability coverage on the homes themselves, plus products like rent guarantee insurance.
Operator layer
If you self-manage, your own workers’ compensation and professional lines can join too.
Size isn’t the barrier it used to be
Most captives ask for large premium commitments. Insur3Tech’s captive has no minimum premium and no unit minimum; portfolios as small as 4 doors can join. There are no holdout periods. The entire program is reinsured, so you carry no downside risk. We insure 100,000+ doors across every portfolio size and asset type.
Keep your data clean
Because the homes are spread out, good records matter more. Keep each home’s address, insured value, lease dates, claims and proof of resident coverage in one place. Most property management software can track this. Clean data makes underwriting faster and your results easier to see.
A note for larger SFR owners
If you control 350 or more single-family homes, the 21st Century ROAD to Housing Act limits new purchases starting January 7, 2027, with exemptions such as newly built build-to-rent homes. See what the law means for build-to-rent insurance. If you will hold existing homes longer, owning your insurance results becomes even more valuable.
