ResidentShield vs. Captive Insurance for Multifamily: What Operators Need to Know

ResidentShield is one of the best known resident insurance programs in multifamily. Comparing ResidentShield vs. captive insurance for multifamily isn’t about coverage quality. Both cover residents. It is about who benefits when claims stay low.

What ResidentShield is

ResidentShield is offered by Yardi through its wholly owned agency subsidiary, Peak Insurance Advisors, with policies underwritten by third-party insurers. It provides renters insurance and a master policy program, and it fits naturally into Yardi’s property management software.

For operators, programs like this handle the insurance administration: enrollment, proof of coverage, claims and opt-out documentation. That convenience is real.

Where the underwriting results go

In a typical third-party resident program, premium goes to the program’s insurers, claims are paid, and the underwriting results stay with the program. The operator may receive a small administrative fee or ancillary revenue in some configurations. That is the general model for the category, not a statement about any one contract. Check your own agreement for the exact terms.

The question isn’t whether these programs deliver value. They do. The question is whether your residents’ premium should also produce a return for you.

The captive alternative: same coverage, different economics

A captive resident program provides comparable coverage, integrates with the same major PMS platforms and runs the same claims process. The difference is where the results go. In a captive, what isn’t spent on claims comes back to you.

Illustrative example: 500 units

At 88% occupancy and 85% enrollment, about 374 residents enrolled at $18 a month produce about $80,784 a year in premium. In a typical third-party program, operator return might be roughly $3,000 to $5,000 in fees. In a captive at a 15% loss ratio, the estimated annual distribution is about $44,000 to $52,000, a gap of roughly $39,000 to $49,000 a year on one property.

Our programs have consistently averaged 75% to 93% resident enrollment over time.

The integration question

Deep PMS integration is one of ResidentShield’s strengths, and leasing teams know it well. A captive program needs its own integration, typically 60 to 90 days for major platforms. That is a one-time effort. Afterward, charges are automated, opt-outs are tracked and certificates are generated on demand. In the illustrative example above, five years of distributions would total roughly $220,000 to $260,000.

Making the switch

Current residents stay on their existing coverage through their lease terms. New move-ins enroll in the captive from day one, and existing residents move over at renewal. Review your contract’s notice and termination terms first; 30 to 90 days’ notice is common. Our guide to replacing ResidentShield walks through each step, and resident liability covers the basics.
