How a 500-Unit Portfolio Can Generate $100,000+ a Year in Insurance Profit
A 500-unit portfolio can generate $100,000 or more a year in insurance profit when it runs all three insurance layers, resident, owner and operator, through a captive. This post builds that number layer by layer. It is an illustrative model based on the programs we’ve built, not a quote.
The assumptions
Portfolio: 500 units at 88% occupancy, or 440 occupied units
Resident enrollment: 87%, or 383 enrolled residents
Management company: 28 employees
Market: moderate-cost insurance market, not Texas or South Florida
Loss history: three years of below-average loss ratios across all lines
Our programs have consistently averaged 75% to 93% resident enrollment over time, so 87% sits comfortably inside that range.
Layer 1: resident insurance
383 enrolled residents at $18 a month produce $82,728 a year in premium. At a projected 13% loss ratio, in line with our 10,141-unit case, the estimated annual distribution is about $37,155.
Layer 2: property and GL
Property premium: about $380,000 a year, or $760 a unit
GL premium: $75,000 a year
Captive-eligible portion: $320,000, covering routine claims, with catastrophe exposure ceded to reinsurance
Projected loss ratio on the retained layer: 18%
The estimated annual distribution from this layer, after reinsurance, is about $106,400.
Layer 3: operator lines
Workers’ comp for 28 employees: $68,000 a year
D&O, E&O and EPLI: $42,000 a year
Projected blended loss ratio: 22%
The estimated annual distribution is about $40,800.
The combined result
Resident layer: $37,155
Property and GL: $106,400
Operator lines: $40,800
Total: $184,355 a year
That is more than $184,000 a year from premium the portfolio was already paying, structured so that what isn’t spent on claims comes back to ownership. See what happens to NOI at 1,000 units.
Reaching $100,000 from one layer
Resident layer alone takes about 900 to 1,100 enrolled residents at $18 a month and a 15% loss ratio. A 1,200-unit portfolio at 85% enrollment gets there.
Property layer alone takes about $600,000 to $700,000 in annual property premium at a 20% loss ratio. A 1,000-unit portfolio in a moderate market comes close.
For 500 units, the most efficient path to $100,000 is at least two layers: resident plus property or operator lines. Read how profit-sharing works on the resident layer.
The asset value angle
At a 5% cap rate, $184,355 in annual NOI improvement implies about $3.7 million in asset value. At 4.5%, about $4.1 million. Premiums stay the same. What changes is where the margin goes.
